Before & After: How Light Colours & Home Staging Sold This Fulham Flat

Cosmetic improvements, when necessary, will set a property apart in the market. When our clients approach us to appraise their property for the market, we always tell them when staging alone is not enough. It’s so important to us our clients have a return on their investment and have success with selling their property as fast as possible.

8 months on the market

This was the case with our lovely client in the Hurlingham area of Fulham. They had their property on the market for 8-months with little interest and buyers giving the feedback that it had no light and were put off by security bars over the windows. They were initially only looking for a home staging solution, however we felt strongly that repainting, re-carpeting and removing the security gates would absolutely be necessary and that staging on its own would not be a wise investment.

Sold at last!

We worked very closely with this client to meet their budget and in the end, they signed with us because of our completely tailored solution over another company who came in cheaper but didn’t give such an extensive appraisal. And it paid off for them as they sold their flat within the 12-week lease period!

How we achieved the look

The murky yellow walls were transformed with a fresh and contemporary soft grey palette injecting light. We often remove window dressings to give a clean feel and give the illusion of more space. We organised the removal of the original furniture which was donated to charity and carefully curated an interior space and layout to be inviting and appear more spacious.

Styling the shelves with some minimal accessories ensures a clean fresh look. Dressing the dining table is luxurious and inviting and provides a buyer with an idea of how they can entertain within the space. A darker shade gives some really bold contrast against the neutral walls and helps to separate the living and dining areas further.

By removing the heavy wooden bed and using luxurious velvets we created a much more formal and stylish Master Bedroom. Bedside tables with lamps always give that hotel-feel to a space which appeals to a buyer by selling a lifestyle. Removing the built-in shelving removed the cluttered feeling above the built-in drawers and gives a buyer a hidden space to put a TV. The added light in the room is a result of removing caged security screens and also makes a buyer feel like this is a safe home in a safe location.
